What I've Learned After 6 Years
Six years ago, I inherited a facility maintenance budget that was 23% over forecast. Not because the team was careless—nobody had a system. Step 1: Run a TCO Audit on Your Lined Containment Systems
Start with the assets that cost the most to replace. In our case, that's the stormwater detention pond lined with Solmax HDPE liner. That liner is holding up significantly better than the budget liner we installed at our secondary site in 2021.
Open your maintenance records and calculate total cost of ownership (i.e., not just the material price, but every dollar tied to that liner since installation). You're looking for:
- Initial material and installation costs
- Inspection labor hours
- Repairs, with root causes
- Downtime or operational impact caused by liner issues

Walk the perimeter. Not drive it—walk it. Quarterly, like clockwork. You're looking for:
- Seam separation, whitening, or discoloration
- Punctures at heavy traffic or equipment contact points
- UV degradation at exposed edges
- Signs of chemical attack from site runoff
This takes one person about two hours per acre of lined surface. Catching a small puncture early is a $200 repair. Catching it late is a liner replacement. Not comparable.
If your liner spec references GRI-GM13—which most HDPE geomembrane specs do—the thickness and seam strength requirements are already defined. The paperwork is done. What matters is actually going out there and looking. I can't tell you how many project engineers build the inspection into the spec but never walk the liner. The liner doesn't care about the spec sheet. It cares about the forklift that grazed it.
Step 3: Standardize Your Cleaning Supplies
This feels too trivial for a "cost-saving checklist," but track your cleaning supply spending for a quarter and you'll change your mind. - Vacuum the track with a crevice tool to remove dry debris.
- Spray a microfiber cloth with cleaner—not the track directly (less overspray on the glass).
- Wipe the track channel, including the bottom and both sides.
- Use a cotton swab or a stiff brush for the corners.
- Dry the track completely with a clean cloth before closing the window.
Schedule it quarterly. It's 15 minutes per window and it prevents seal failures that cost hundreds of dollars per window to fix.
Step 5: Maintain Baseboard Trim Before It Becomes a Wall Problem
Baseboard trim exists to protect the wall from mop water, foot traffic, and furniture impact. When it's cracked, loose, or missing, moisture gets into the wall cavity—and you're suddenly replacing drywall instead of a $4 strip of wood.
Our quarterly trim check takes about an hour for a 10,000-square-foot facility:
- Walk every room and corridor, looking for cracked, bowed, or missing trim
